</table>Often when people move to a new home they wish to retain their current home and use it as an investment property in Ad. The challenge is to structure the transaction to ensure as much of the debt as possible is tax deductible.</p>
<p>The tax deduction for interest relates to what the funds are used for, not the security for the investment property loan. Therefore the funds you borrow to buy the new family home are not tax deductible.</p>
<p><strong>Debt transferred to the Investment Property?</strong></p>
<p>Most couples own their home jointly. In this scenario, the higher income earning spouse could borrow the funds to buy the lower income earning spouse&#8217;s portion of the current family home. A written real estate valuation of the property will need to be obtained and 50% of the valuation is the amount which the higher income earning spouse will pay the lower income earning spouse for the half share. This full amount can be borrowed and the interest claimed as a tax deduction.</p>
<p>The amount the higher income earning spouse pays the lower income earning spouse to purchase the share of the investment property, can then be invested in the lower income earning spouse&#8217;s share of the new property. The lower income earner&#8217;s borrowing on the flat will need to reduce to nil.</p>

<p>About Becoming An Antique Collector<br />Before buying anything; make a point of studying books and catalogues (even old ones) on your subject, then attend a few auctions, be sure to inspect your choice of antiques on the viewing days before the auction, always allow enough time to visit and explore the main dealers&#8217; stock, both before and after any auction sales.  This way you will gradually be able to assess what quality items are available and the prices being currently asked.  Make a point of chatting to dealers, or well-known collectors, about what has happened after an auction.  Not always, but sometimes one can gain quite a lot of useful guidance about particular pieces, what to look out for and importantly about the general feelings about any record breaking prices.</p>
<p>After an auction it can be possible sometimes to find that a dealer might have a similar quality piece, or even a better one, for much less than has just been paid!  A note of caution here, sometimes a really silly price is paid in the auction room, simply because two determined people badly wanted that piece.  In such a case of course, that value has to be discounted to a certain extent.  It is this sort of information that should be sought (in my earlier suggestion of chatting at the end of the auction).</p>

<p>Like so many others, I&#8217;m working hard to make my financial future as bright as possible. I save when ever possible, and invest smart when I have the money to do so. In my opinion I have a good portfolio built up, I&#8217;ve seen gains and small losses over the years, however I am not as far along as I had planned to be by this time. There are a couple of reasons for this, one is the fact that markets go up and down, there is nothing any of us can do about it, the second is the high percentage of tax that is charged on capital gains. I finally got tired of paying the government so much if any at all of my investment gains, so I decided to seek some offshore investment advice.</p>
<p>Anyone who&#8217;s been investing for a while has probably heard of individuals moving their funds to foreign markets to avoid capital gains tax. I always figured it was a fantastic idea, how ever I didn&#8217;t know the first thing about it. My first step was to talk to my local broker about the idea, of course since he is paid commissions on my account he just attempted to sell me on the idea of keeping my portfolio with him and his brokerage. I was going to have to look else where for the information I needed, so I fired up my favorite search engine and started doing some searches for offshore investment advice.</p>

<p>Many people in today&#8217;s ever growing economy realize the need to start investing in the future. It may be  for their children&#8217;s future education, retirement, or  in a few years be able to have a higher standard of living. Then why do many people not take the required leap into the investing world? Why, maybe they believe it&#8217;s too much work. Maybe it&#8217;s that many people don&#8217;t want to invest a huge amount of money or even better worry that the stock market is too much like gambling. I would have to object and say the opposite, there is every resource  available for individual investors today, with the help of the Internet, to gain knowledge and have very nice portfolio&#8217;s as well as gains. But people still think that they can&#8217;t fit investing in. All that aside there are alternatives to investing $10k of your own cash and still reaping rewards without having to research and become knowledgeable about the market&#8217;s movement and reaction or overall mechanic&#8217;s.</p>
<p>So, what does this wanna-be busy investor with no time do? Investment clubs. Yes, you heard me right, there are investment clubs like any other. The main difference between these clubs is this is about profit and making your dollar work for you and also learning while you earn. Some people aren&#8217;t familiar or would say whats the point I could just give my money to a broker. Yes you could although there isn&#8217;t any motivation or any pride that you did good or bad in that. There is also no real way to learn and earn. And like it seems many Americans are concerned about time equaling money so why not use every  minute or second  you learn to earn? </p>

Portfolio theory is based on the assumption that the utility of the investor is a function of two factors: mean return and variance (or its square root, the standard deviation) of return. Hence it is also referred to as the mean-variance portfolio theory, or two-parameter portfolio theory. The investor is assumed to prefer a higher mean return to a lower one, and prefer a lower variance of return to a higher one.</p>
<p>The expected return on a portfolio is simply the weighted arithmetic average of the expected returns of the assets constituting the portfolio. The riskiness of a portfolio is measured by the standard deviation of the portfolio s rate of return.</p>

<p>There are two types of investment management advisors, those who offer direct financial advice to individuals or businesses and those who offer asset management for corporate clients. The services offered by investment management advisors are not given for free. The usual rate charged by these advisors varies depending on the project, the monetary investment involved, or the current standing of whom they advise. They also charge higher fees to corporate accounts than they do to individuals because of the sheer complexity of the tasks when catering to larger companies.
